Fema approved elevated homes
Thinking of elevating a home?
Raise it on stilts?
Rip off the roof and go up?
Neither option is less costly.
What would be a likely situation for each?
Raising the Home on Stilts
If you have a recently finished home that has architectural integrity and design, then raising it on stilts would be a viable option.
The process requires digging under the home and supporting the floor and walls with steel beams then creating a solid base to lift from at multiple points. I am surprised they are able to lift slab homes, the engineering along with the process is fascinating to me. Once the house is lifted they prepare new footings for support and build masonry piers to support the home, the steel beams stay for support underneath. The old footings attached to the home now elevated in the air and visible, are cut down and parged over for esthetics. Some homeowner’s will spend extra to have added masonry walls in between the piers. Once the work is complete you need to add stairs to enter your home and finish the landscaping.
Going Up with a
renovation
Tearing the roof off and going up. This is what we specialize in at Iridium Development.
When would this be a great choice?
If you have an older style ranch home built in the 50s or 60s it may have a dated appearance. If the home was damaged from flooding and the interior is destroyed then a major renovation is inevitable. Lifting on stilts puts the house up in the air, you still need to renovate and you will still have an old home.
What we do is reinforce the masonry and build up on top. We can go out and make the new floor area larger. The lower level becomes garage and storage. We usually add an additional garage door opening in the front and sometimes more in the back. The new home usually has at least 9ft walls, 10ft + ceilings in the main areas and primary bedroom areas. We install new hurricane rated PGT windows and doors. The entire build is a new home and the design and style is custom to you. We have numerous architects and designers that we work with regularly. You explain to them what you like and they design a home to your standards and dreams. We oversee the finish design making sure the budget matches what we set earlier.
When we save the masonry walls we do the roof removal by hand so we do not damage the structure. This reduces the amount of site work and landscaping and often we are able to sink columns in pool decks with minimal to no damage. We have also built all masonry homes over the existing home which is dictated by soil conditions and budget. Our options are unlimited and flexible.
